Nava Raipur Retail Complex: A New Hub for Modern Entertainment and Technological Innovation

Located in Sector-21 of Chhattisgarh’s capital, the six-story Central Business District (CBD), built across 2.65 lakh square feet, is rapidly shaping up as the new landmark of India’s first smart city—Nava Raipur. Situated next to the newly developed Nava Raipur Railway Station, this complex is popularly referred to as the CBD Railway Station area.
Currently, the Miraj Multiplex, IP Club Restaurant, and the Additional Superintendent of Police (ASP) office are operational within the complex. Soon, an Immersive Holographic Entertainment Center will be launched to offer a next-gen entertainment experience. A Gokul Super Market catering to all shopping needs is also set to open shortly.
Smart City Amenities in One Place
In line with the Smart City concept, CBD brings multiple services under one roof. Over 100 retail shops have been allocated to local entrepreneurs, which are expected to significantly boost foot traffic. Beyond commerce, CBD is designed to drive economic growth, employment opportunities, tourism, and serve as a platform for cultural, technological, and innovation-based start-ups.
This complex is envisioned to become the new identity of Nava Raipur, where citizens will find education, entertainment, and daily essentials all in one place. With immersive technologies, tech training centers, and shopping facilities, CBD is poised to be a major attraction of the future.
Detailed Structure of the CBD
The commercial complex is divided into four wings, with a total carpet area of 2.65 lakh square feet, designed to cater to the varied needs of the public:
Ground Floor:
~5,000 sq ft has been allocated to Gokul Super Market, soon to open. The ASP office is also operating here. Additionally, 100+ retail stores have been allotted.
Second Floor:
Allocated to NIELIT (National Institute of Electronics & Information Technology), which will train youth in electronics, data analytics, and IT, fostering self-reliance. The IP Club Restaurant, offering a variety of cuisines, is also located here.
Third Floor:
An Immersive Holographic Entertainment Center is being constructed at a cost of ₹5.33 crore. It will provide unique entertainment through VR, AR, and holographic technologies.
Fourth and Sixth Floors:
Home to Miraj Cinema, which has already made the CBD a popular entertainment destination in Nava Raipur.
Beyond Shopping—A Holistic Urban Influence
CBD is more than a shopping destination—it will have a deep economic, social, and technological impact on Nava Raipur in the near future. As India’s first smart city, Nava Raipur (Atal Nagar) is emerging rapidly with key institutions such as the Chief Minister’s Residence, Ministry buildings, Secretariat, Heads of Department offices, and other government establishments. A new Legislative Assembly building is also under construction.
In fields such as education, healthcare, technological advancement, and investment, Nava Raipur is achieving new heights. Though construction of the CBD was completed in 2018, it is only in 2025 under the current government that key facilities such as Gokul Super Market, NIELIT, and the ASP office have been allocated. Distribution of the remaining built-up spaces is also progressing rapidly.
